UnCommon/Roxbury Prep Charter School

Having acquired a centrally located site in the Roslindale neighborhood of Boston, Upton + Partners is currently managing the development of a new state-of-the-art Charter School in affiliation with UnCommon Schools and Roxbury Prep. SMMA is the project architect and the program consists of comprehensive facilities for 562 high school students currently using outdated and undersized buildings. This transit-oriented development is located adjacent to the Bellevue MBTA commuter rail stop with direct access to Forest Hills and downtown Boston.

Upton + Partners is managing the City of Boston project review process with the goal of commencing construction in 2019 for completion in 2021.

Ocean 650

Upton + Partners, as a visionary pioneer, became the sole developer of this contemporary 230-unit multi-family apartment project at Waterfront Square, located on the Revere Beach oceanfront adjacent to the new $85 million MBTA parking garage and transportation center.

Upton + Partners navigated the local and State permitting and approval process while establishing positive relationships with the City of Revere, the MBTA, the Massachusetts Department of Conservation and Recreation, neighbors and the business community. As the developer, Upton + Partners negotiated the debt and equity financing with TA Associates Realty of Boston, Massachusetts for the $52 million project

The project finished ahead of schedule and within budget constraints in early 2017. The building was sold to Greystar in 2018 for $89 million, returning a significant profit to its investors.

Ocean 650 was awarded Project of the Year by the City of Revere Chamber of Commerce in 2017.

Gradient Apartments

Acquired 23-acre property that had previously been under agreement with Trammell Crow Company for over 9 years and solved permits challenges to secure local development permits for 242 apartments on Arbor Hill community in Weymouth, MA. Completed construction documents with Gate 17 Architects and negotiated GMP contract with Plumbhouse Construction of Milford, MA. The Dolben Company joined the $70 million project development as a joint-venture partner in the Summer of 2017 and the project closed on $58 million in financing package with Key Bank in November, 2017.

First units were completed in fall of 2018, with phased construction scheduled for completion in summer of 2019.

LogMeIn Headquarters

As an Owner’s Representative, Upton+Partners managed 117,000 square feet of tenant expansion for the corporate offices of LogMeIn in the Boston Seaport District.

Upton+Partners negotiated the building lease with the building owner and a tax incentive plan with the City of Boston Assessor’s Office, the BRA and the Commonwealth of Massachusetts in record time.

Upton+Partners managed all permits and approvals, project design and engineering and fast-track construction.

The project was completed on schedule and under budget while providing for a timely move-in by the tenant.

Log-Me-In recognized as the winner of historic preservation awards in 2017.

Arlington 360

As a result of exceptional vision and local neighborhood collaboration, Upton+Partners was designated as the Redeveloper of the project by the Town of Arlington after a competitive public process that included numerous local and national developer candidates.

Upton+Partners, as a key investor in the project, managed the development and construction process completing the project on time and on budget.

This award winning project leased up in record time and exceeded pro forma rent exceptions.

Arlington 360 received the 2014 MFE Award as the Grand Winner: Best Reuse of Land. It also was awarded Best Mixed Use/Mixed Income Project of the year by the Urban Land Institure in 2014.

Marriott Springhill Suites Hotel

Upton + Partners is managing the comprehensive development of a 168-key Marriott Springhill Suites hotel at Waterfront Square on the Revere waterfront. Located next to the Wonderland MBTA station, the project will feature upscale state-of-the-art hotel rooms, a major restaurant and bar, recreational amenities, meeting facilities, a Starbuck’s coffee café and on-site parking. Upton + Partners is responsible for the management of local permits and approvals, assistance with project financing, selection of the general contractor and construction administration through completion.

The projected is scheduled for completion in 2021.

Museum of Fine Arts Boston

Acting as the Owner’s Representative reporting to the MFA Board of Trustees, Upton+Partners was responsible for all development and construction activities for the development of the New American Wing of the Museum of Fine Arts/Boston. This landmark Boston project was completed under the budget of $345 million and ahead of schedule.

Activation and Redevelopment of the Charlestown Navy Yard

In response to a Request for Proposals from the Boston Planning and Development Agency for improvements to the Charlestown Navy Yard, Upton Partners has proposed a bold vision of a future mixed-use plan to transform the Navy Yard into a year round destination experience. Landscaped improvements, housing, public commercial and educational facilities and a 185-foot observation wheel highlight the plan. Repurposed ships and water transportation opportunities will also be provided to enhance access to all areas of downtown Boston.
